Spring has arrived in Sydney, bringing warmer days and a fresh start to the property season. September traditionally brings more homes to market, but this year buyers remain careful and value-conscious, making realistic pricing and good presentation more important than ever.

At the same time, the property landscape is changing. First-home buyer activity is showing renewed strength, while the changes to Negative Gearing are creating greater interest in brand-new and off-the-plan properties. With many developers also offering attractive incentives, new apartments are becoming an increasingly important option for both investors and owner-occupiers.

-Spring Market Begins

More properties are expected to come onto the market as we enter spring. However, buyers have more time to consider their options than in previous years, and negotiation remains an important part of achieving a successful sale.

-First-Home Buyers Becoming More Active

First-home buyers are becoming a stronger part of the market, helped by government deposit assistance and improved opportunities in the more affordable price ranges. Apartments and properties offering good value are attracting particular attention.

-New Apartments Offer New Opportunities

Changes to Negative Gearing have increased the focus on eligible new properties. Combined with developer incentives and the relative affordability of apartments, off-the-plan developments are attracting renewed interest from buyers looking for long-term opportunities.

-Rental Demand Remains Strong

Sydney's rental market continues to benefit from limited supply and steady tenant demand. Well-maintained and realistically priced properties remain attractive to quality tenants, providing landlords with relatively stable rental returns.
