Before we get into this week’s stories, we thought it was worth highlighting an important issue for property owners, particularly if you have received word that construction, demolition or major renovation work is about to begin close to your property. Nearby works can sometimes cause problems such as cracking, vibration-related damage, ground movement, or impacts to driveways, fences and other external structures. One way to protect yourself is with a dilapidation inspection, which creates an independent record of your property’s condition before work starts, making it much easier to identify any changes later and avoid unnecessary disputes. This is a service offered by BCI WA, a company that has carried out many of our building inspections over the years, and it is a simple but very worthwhile step for peace of mind. Housing affordability in Perth at worst level in 30 years
|
Housing affordability in WA has fallen to its worst level since records began in 1996, with rising interest rates and strong price growth placing increasing pressure on both buyers and renters. This article looks at why affordability has deteriorated so sharply, what the latest figures reveal about mortgage and rental stress, and why the outlook may become even more challenging in the months ahead. It also highlights what the data is showing about loan activity, first homebuyer participation and the role government support schemes are playing in helping some buyers stay active in the market.

June national property market outlook
|
The latest national property market outlook suggests home price growth is likely to remain subdued through the second half of 2026, with higher interest rates, stretched affordability and recent tax changes expected to weigh on confidence and investor demand across the country. Sydney and Melbourne are already showing softer conditions, while Brisbane, Adelaide, Hobart and Perth are expected to remain more resilient, supported by tighter supply and ongoing demand. For Perth in particular, growth is forecast to slow rather than stall, with the city still tipped to finish the year ahead of the other capitals. This article takes a broader look at where each market is heading and what may shape conditions into 2027.

Is there a sweet spot for Australian house price growth?
|
Australian house prices have typically doubled around every 10 years, but that doesn’t necessarily mean that pace of growth is healthy or sustainable. This article explores whether there is such a thing as an ideal rate of price growth, and why rapid gains can be a double-edged sword for homeowners, first homebuyers and the broader market. It also looks at Perth’s recent experience as an example of how long periods of weaker conditions, followed by limited new supply, can set the scene for a sharp rebound in prices.

Seller of house in Cockburn Central, WA
"Wow what a team are Shelley and Mark!
They did a fantastic job of preparing our house in Ridge Road, Jandakot for sale in record time. We had total faith in all their advice during this time. This is the second house in the last eighteen months that we have entrusted them to sell and we would not go with anyone else.
Many, many thanks".
