Greetings,
October marks the heart of spring in Sydney. With longer daylight and milder evenings, the property market reflects the season’s vibrant energy. This period is traditionally one of the busiest of the year, offering buyers, sellers, and investors opportunities to act with confidence.
🏡 Market Update: October 2025
Listings Near Seasonal Peak Spring (September to November) is historically Sydney’s busiest property season, with high listing volumes and strong auction activity. October is typically one of the most active months, giving buyers more choice while sellers benefit from strong competition.
Prices Hold Steady Following September’s uplift, values remain on a firm trajectory. Demand is strongest in family-friendly suburbs and lifestyle hubs, where well-presented homes continue to attract swift interest. While growth rates vary across regions, the overall outlook is positive.
Rental Market Still Tight, But Moderating Vacancy rates remain historically low, keeping rental conditions competitive. However, the pace of rental growth has eased compared to earlier in the year. Rising sales activity and additional supply are beginning to temper pressure, creating a slightly more balanced environment for tenants and investors alike.
🎶 What’s On in Sydney – October 2025
NRL Grand Final – Accor Stadium (5 October) The biggest event on the rugby league calendar returns, with both NRL and NRLW Grand Finals played in front of a packed stadium crowd.
