Planning a spring sale? Now is the time to prepare
With record-breaking low temperatures in Perth earlier this week, you wouldn’t think spring is literally days away. Before we know it, the days will be getting longer and warmer and our gardens will begin to show the first signs of new life.
With more people out and about and gardens looking their best, it’s not hard to see why the warmer months of the year are traditionally the most popular time to buy and sell real estate. If you have been waiting for spring to list your property, now is the time to start preparing for it if you haven’t already.
From the moment a potential buyer drives by your property, they will be inspecting every detail from the outside in. First impressions go a long way, and it’s often the simple, inexpensive things you can do now that will make a potential buyer like what they see and want to see more. Here are a few things you can do now if you're thinking about selling this spring:
- De-clutter and do an early spring clean
- Make minor repairs if required
- Clean gutters and windows
- Plan your spring garden and alfresco space (see our story this week on budget-friendly alfresco styling hacks for inspiration)
- Get us involved early for a current and accurate appraisal of your property and take advantage of our free property advisory service, which will ensure you’re spending money and time on the right things to maximise your property sale (or let us arrange to have the work done for you).
This week
- 5% deposit scheme for 1st homebuyers to start in October
- Economists claim cost of living crisis is over. But is it really?
- New laws for short-term rental property owners
- Budget-friendly alfresco styling hacks to tackle this spring
- This week’s market snapshot

5% deposit scheme for 1st homebuyers to start in October
|
The Federal Government has brought forward the expansion of its First Homebuyer Guarantee scheme, with the new rules now set to start in October. The update means first homebuyers will be able to purchase a property with just a 5% deposit, without the added cost of lender’s mortgage insurance, as the government guarantees the balance. Income caps will also be removed, opening the door to more Australians looking to get on the property ladder. It’s especially good news for Perth first homebuyers, where housing remains more affordable compared to many other states.

Economists claim cost of living crisis is over. But is it really?
|
A recent survey reveals a split in sentiment: 44% of economists believe the worst of the cost‑of‑living crisis is behind us, citing improved inflation and savings rates. Yet for many households – especially older generations struggling with fixed incomes – it still feels like a long road to relief. This article explores both the data and the lived reality behind the headlines.

New laws for short-term rental property owners
|
Owners of unhosted short-term rental properties in Perth – those where guests have exclusive use – are being urged to ensure compliance with the state's new short-term rental laws. From 1 January 2026, such properties operating for more than 90 nights per year will require planning approval from their local council. Hosted rentals (where the owner lives onsite) are exempt from this requirement. If you rent out a property short-term, this article is essential reading to ensure you comply and avoid disruption to your listing.
