As we settle into the heart of winter, Sydney welcomes us with crisp mornings and peaceful setting for thinking ahead and making plans.
This July, there are some important changes happening in Australia’s property market that could bring new opportunities for buyers, sellers, and investors:
- Interest Rate Outlook
The Reserve Bank of Australia is expected to cut interest rates on 8 July, after annual inflation dropped to 2.1% in May. A rate cut would help ease pressure on home loans and make it easier for people to borrow, which could boost property activity in the second half of the year.
- Market Trends
Experts predict that home prices across the country will keep rising steadily by about 4–5% each year over the next three years. This growth is mainly due to limited housing supply and strong buyer demand. Sydney and Melbourne should also see prices go up, but at a slightly slower pace of about 3.5% a year. Brisbane, Adelaide, and Perth are leading the way, with prices expected to grow around 5% each year.
- Rental Market Update
The rental market remains very tight in most big cities, with very few vacant properties. In Sydney, rents keep rising because more people are moving in and there’s not enough housing to go around. This could be good news for investors looking for strong rental returns.
- Investor Confidence and Migration Trends
Investor confidence is bouncing back, helped by hopes of lower interest rates and strong demand driven by people moving to Australia. Net overseas migration continues to be a big factor, especially in Sydney, where new arrivals add to the need for both homes to buy and homes to rent.
